What is an EICR?

An Electrical Installation Condition Report (EICR) is a full inspection and test of a property's fixed wiring: the consumer unit (fuse board), circuits, sockets, switches and light fittings. The electrician checks the installation against the current wiring regulations, BS 7671, and records anything that is unsafe or needs attention.

The report gives an overall result of satisfactory or unsatisfactory, with any defects coded by urgency:

  • C1, danger present. Immediate risk of injury. Made safe on the day where possible.
  • C2, potentially dangerous. Urgent remedial work required.
  • FI, further investigation. Something needs a closer look before the installation can be passed.
  • C3, improvement recommended. Not unsafe, and does not on its own make the report unsatisfactory.

EICRs for landlords

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must have the electrical installation in a rented home inspected and tested at least every five years. You must:

  • Give a copy of the report to existing tenants within 28 days of the inspection.
  • Give a copy to new tenants before they move in.
  • Supply a copy to the local council within 7 days if they ask for it.
  • Complete any remedial work identified within 28 days (or sooner if the report says so), and get written confirmation that it has been done.

Commercial EICR and fixed wire testing

The Electricity at Work Regulations 1989 require employers to keep electrical systems safe. Periodic inspection and testing is how you show that, and most insurers will ask to see a current report. IET guidance suggests typical maximum intervals such as five years for offices and shops, and shorter intervals for higher-risk premises like commercial kitchens, salons and industrial units.

Tell us about the property

The number of bedrooms or floors, how many fuse boards (consumer units) there are, and roughly how old the wiring is.

We book an electrician

Your inspection is carried out by one of our NICEIC registered electricians. The power will be off for short periods during testing, so we'll agree timing with you or your tenants.

Inspection and testing

Every circuit is tested and the installation is inspected visually. Anything dangerous is made safe before the electrician leaves.

Your report

You receive the full EICR electronically. If remedial work is needed, we'll quote for it so you can meet the 28-day deadline.
